THE MERIDIAN VALUATION GROUP is a San Jose, California based professional real estate appraisal and consulting company that has been providing residential and commercial real estate appraisal services for more than twenty-five years. The real estate appraisers of The Meridian Valuation Group have performed over 50,000 real estate appraisals for hundreds of real estate lenders, including commercial banks, mortgage bankers, and mortgage brokers.
The Meridian Valuation Group was founded in San Jose in 1983 by John W. Hibbard, the company's senior appraiser, and Linda Lee, the CFO.
John Hibbard holds a Certified General License [#AG009239] issued by the California Office of Real Estate Appraisers. He is an Associate Member of the Appraisal Institute [#433127], and is one of only a small number of instructors to be certified by the Appraisal Qualifications Board to teach the Uniform Standards of Professional Appraisal Practice—USPAP [Certification #10309].
John W. Hibbard provides USPAP and regulatory compliance real estate appraisal reviews to banks and federally regulated financial institutions throughout the United States. Mr. Hibbard has completed over 2,000 compliance audits and over 10,000 residential field reviews and has been conducting compliance reviews since shortly after the adoption of USPAP in 1988. Mr. Hibbard has over twenty years of real estate appraisal review experience throughout the state of California, and has also performed regulatory compliance appraisal reviews on properties located in Oregon, Washington, Nevada, Arizona, Texas and Florida. He has written narrative appraisal reports for lenders and acted as an expert real estate appraisal witness in a variety of real estate litigation cases in the San Francisco Bay area over the last 38 years.
